Rent collection 9.6% of monthly rent (subject to a £200.00 startup cost)

  • Property purchase advice, we will visit the property you are interested in purchasing & advise you on whether or not it will be suitable for renting in both the short & long term. We will also provide you with an estimated rental value of the property and advice on how to maximize your rental value.
  • Marketing, we will produce a new marketing strategy for each property, as we believe every property is unique and needs to be marketedaccording to its characteristics. We advertise properties on Rightmove, Zoopla & On The Market property portals, and will send out e-mails/sms to all matching applicants. With permission from the landlord we will erect a ‘to let’ board.
  • Full tenant referencing, all tenants are fully referenced prior to any agreements being signed. This procedure includes a full credit check, personal reference checks, employee reference checks and current landlord checks. If the tenant has a clean credit history but there financial commitment for the rent is in question, we will then ask for a guarantor or ask for the full payment upfront to ensure there are no defaults on the rent.
  • Inventory, at an additional cost we can arrange for a full inventory to be done, this will list the condition of all fixtures and fittings within the property and these can be checked against at the quarterly visits and when the tenants checks out to give proof of any claims when deducting and necessary money from the deposit.
  • Security deposit, if we are holding the deposit it will be registered with a government approved scheme and will be cleared funds prior to the tenancy commencing. We will act as a stakeholder if any disputes arise with regards to the return on the security deposit.
  • Rent collection, all rent will be collected and paid to us on the due date, this rent will then be transferred within 5 working days to your account. We will also chase up any late rent with letters and house visits.
  • Preparing the tenancy agreement, we will draw up a tenancy agreement between you the ‘landlord’ and the ‘tenant’, this will be signed by us on behalf of you, unless otherwise agreed in writing.

Full Management 12.0% of monthly rent (£00.00 start-up cost)

  • Gas, EPC, electrical safety certificates, we will arrange all safety certificates to be done on your behalf and these will be logged onto our system and a reminder will be sent to you when each one is due (providing we are managing your property).
  • Fire Safety, we will inspect your property and advise you on what needs to be removed to comply with all regulations.
  • Inventory, at an additional cost we can arrange for a full inventory to be done, this will list the condition of all fixtures and fittings within the property and these can be checked against at the quarterly visits and when the tenants checks out to give proof of any claims when deducting and necessary money from the deposit.
  • Transfer of utilities, we will transfer all utility bills to the new tenants name and make them aware of the date they moved in. This includes informing the council of any void periods.
  • Security deposit, if we are holding the deposit it will be registered with a government approved scheme and will be cleared funds prior to the tenancy commencing. We will act as astakeholder if any disputes arise with regards to the return on the security deposit.
  • Management visits, we will conduct management visits of the property quarterly and send you a copy of this report. This will ensure that the tenants are abiding by thetenancy and are not in breach of any of the clause.
  • Maintenance, we have a full maintenance team available at any hour of any day, they will ensure that all routine maintenance work is done & emergency work is carried out (after you have given us an upper limit to spend with your consent).
  • Rent collection, all rent will be collected and paid to us on the due date, this rent will then be transferred within 5 working days to your account. We will also chase up any late rent with letters and house visits.
  • Dealing with tenancy matters, we will deal with all tenant issuesand queries throughout the duration of the tenancy alongside all day to day questions.
  • Tenancy renewals, we will negotiate on your behalf all tenancy renewals and upward rent reviews if applicable.
  • Check out, at the end of the tenancy, we will check the inventory and schedule of conditions. We will then advise you on any deductions we feel appropriate to be taken of the deposit.
  • Preparing the tenancy agreement, we will draw up a tenancy agreement between you the ‘landlord’ and the ‘tenant’, this will be signed by us on behalf of you, unless otherwise agreed in writing.
  • Boiler, Plumbing & Electrical Emergency Cover –Terms set out in separate agreement to be signed by the landlord.

This procedure includes afull credit check, personal reference checks, employee reference checks and current landlord checks.
